Sara is a member of the Rix & Kay’s Dispute Resolution Team in Sevenoaks. She works closely with the firm’s dispute resolution Partners, Richard Ludlow and Dan Sherlock and specialises in real estate litigation, supporting clients in relation to a wide range of commercial landlord and tenant disputes and professional negligence.
Sara works on behalf of commercial landlords in relation to breach of covenants, determining validity of break notices produced by tenants, and dealing with contentious business tenancy lease renewals. Sara also supports individual homeowners who may be in breach of contract claims.
Experience and approach
Sara is skilled at recognising when a claim may be brought and is able to advise clients on the most appropriate approach, including options for pre-action. Her ability to guide clients in this way, by narrowing down the issues, can save significant costs and often resolves disputes without the need to enter into formal litigation.
In the event legal proceedings are necessary, Sara is equipped with the knowledge to guide clients through the most effective steps to resolve issues quickly and cost effectively, including through the Courts.

Sara advised a small business in relation to bringing a claim against a survey who had failed to claim for compensation following the sale of the client’s land by Compulsory Purchase by the local authority during the building of the London 2012 Olympic Park.
