Joanna is a member of Rix & Kay’s Commercial Property Team based in Uckfield. She started her career as an environmental scientist before retraining as a lawyer. As such, she is able to combine the two disciplines by working with clients within the commercial property world not only on operational commercial property transactions but also providing advice on complex environmental issues.
Joanna works with commercial landlords and tenants on new leases, assignments and licences as well as landowners, community groups and developers in her environmental role.
Experience and approach
Joanna has worked in-house for a London retail landlord and regularly assists landlords and tenants with granting and renewing leases. She also advises clients on commercial conveyancing transactions and is a member of the Commercial Conveyancing Specialist Reference Group for CILEx Regulation which consults and informs on policy making in this area.
Her time working at the Environmental Law Foundation means she has experience of Judicial Review applications, village green applications, biodiversity, air and water quality regulations, what triggers an Environmental Impact Assessment and when and how to formulate an Environmental Statement.

Complex landlord and tenant advice
Joanna worked with a prominent landlord supporting them through complex negotiations with a multi-national tenant with 138 stores globally. The work resulted in the securing terms for the landlord and subsequently granting a new lease.
High profile planning challenge and environmental work
As part of a wider team, Joanna supported a planning challenge against a major golf course development in Scotland. As an environmental scientist in New York, she has also worked with clients including Ralph Lauren, World Financial Center, St Patricks Cathedral and Columbia and Fordham University.
